Elevation Certificates in Auburn: Local Conditions
Most of Auburn sits on hills well above any floodplain, so most owners here never need an elevation certificate. The exceptions follow the drainages. FEMA's flood data for the City of Auburn has detailed flood profiles for Auburn Ravine and its Dairy Road tributary, with Zone AE and some approximate Zone A and AO mapped along them, and smaller mapped channels such as North Ravine. The FIRM panels for the area carry effective dates of November 2, 2018 and September 26, 2008. If your parcel touches one of those strips, a lender may require flood insurance, and a FEMA elevation certificate or a LOMA becomes worth looking at.
In foothill towns the mapped flood zone is often a narrow band along a ravine, drawn from topography that cannot resolve a house pad cut into a slope. It is common for the map to clip a corner of a lot or the edge of a building that actually sits several feet above the creek. When the lowest adjacent grade is at or above the base flood elevation, FEMA can remove the structure from the Special Flood Hazard Area by letter of map amendment, with no FEMA review fee. Licensed land surveyors can file eligible requests through eLOMA, where a determination can come back within minutes. If the building really is low, the EC still records actual floor and equipment elevations for insurance rating, and it stays valid unless the building is changed. We will also tell you plainly when the map line misses your building entirely and no certificate is needed.
The survey ties a benchmark on the FIRM's vertical datum using GNSS, then uses a Trimble S3 total station to measure lowest adjacent grade, the lowest floor, garage and crawlspace, and any machinery and utilities, along with building photos. We process in Trimble Business Center and sign the EC as a licensed land surveyor. Auburn is close to our base in Lotus, which keeps scheduling simple for a single-parcel job. Our Process
Address & Flood Map Check
Send the address and the reason you need the certificate: lender letter, insurance quote, building permit, or a LOMA. We pull the effective FIRM panel, flood zone, and Base Flood Elevation before quoting, and tell you up front if a LOMA looks possible.
Benchmark Tie
We tie the site to a published benchmark on the vertical datum the flood map uses, with GNSS and a total station. Every elevation on the certificate is measured from that tie, not estimated from a contour map.
Building Measurement
We measure the top of the bottom floor, the next higher floor, the garage slab, the lowest and highest adjacent grade, the lowest machinery and equipment, and the flood openings, and take the photographs the form requires.
Signed EC, and the LOMA if It Qualifies
You receive the completed, signed Elevation Certificate as a PDF. If the lowest adjacent grade is at or above the Base Flood Elevation, we prepare the LOMA request and submit it to FEMA, through eLOMA when the building meets its criteria.
