As-Built Surveys & Scan-to-CAD Documentation

Laser-scanned existing-conditions documentation — floor plans, sections, elevations, and Revit models that match the building as it actually stands, not as decades-old drawings claim.

Design Against Reality, Not Old Drawings

Accurate as-built documentation of existing buildings and sites, captured with a Trimble terrestrial laser scanner and delivered as 2D CAD drawings, Revit models, or registered point clouds. Most East Bay buildings — Victorians, brown-shingles, warehouse conversions, postwar tracts — no longer match their original drawings, if drawings exist at all. Tape-measure and disto as-builts miss out-of-square rooms, sloping floors, and racked walls that laser scanning captures exactly. We scan interiors, facades, and sites in a single visit and produce the existing-conditions documentation architects, structural engineers, and contractors design from: floor plans, reflected ceiling plans, sections, elevations, and BIM-ready Revit models at the level of development your project needs. As-builts are the foundation for remodels, seismic retrofits, condominium conversions, tenant improvements, and facility management.

  • Trimble laser scanning captures true existing conditions
  • Floor plans, sections, and elevations from one site visit
  • Revit/BIM models at LOD 200 or 300
  • Point cloud deliverables in E57 or RCP format
  • Catches out-of-square rooms and sloping floors tape measures miss
  • Ideal for buildings with no surviving original drawings

Registered point clouds (E57 / Autodesk RCP)

Reflected ceiling plans and site plans as needed

1

Scope the Deliverable

We confirm what your design team needs — 2D plans, sections and elevations, a Revit model, or the point cloud itself — and the level of detail required.

2

Laser Scanning

We scan the building interior, exterior, and site with a Trimble terrestrial laser scanner, typically in a single visit, capturing every surface as millions of measured points.

3

Registration & QC

Individual scans are registered into one unified point cloud and checked against control for accuracy before any drafting begins.

4

Drafting & Modeling

We extract the deliverables from the point cloud — CAD plans, sections, elevations, or a Revit model — with the cloud available to your team for verification.

As-Built Surveys FAQ

An as-built survey documents a building or site as it actually exists today — not as the original drawings claim it was built. Deliverables range from 2D floor plans and elevations to full 3D Revit models, all extracted from laser scan data.
Hand measuring assumes rooms are square and floors are level. In the East Bay's older housing stock they rarely are. A laser scanner records the true geometry — racked walls, settled floors, bowed facades — so your architect designs against reality. Scanning is also faster: one visit replaces repeated measuring trips, and anything missed can be pulled from the point cloud without remobilizing.
Point clouds in E57 or Autodesk RCP; 2D drawings in DWG/DXF; and Revit models at LOD 200 (design-intent geometry) or LOD 300 (detailed elements). We match the deliverable to how your team works.
Architects starting remodels on buildings without reliable drawings, structural engineers scoping seismic retrofits, owners pursuing condominium conversions, developers doing adaptive reuse of industrial buildings, and facility managers who need accurate base documentation.
Survey-grade terrestrial scanners measure individual points to millimeter-level precision, and registered project point clouds are typically accurate to within a few millimeters overall — far beyond what any tape or disto workflow achieves across a whole building.
