As-Built Surveys in Benicia, CA

Benicia may be the single best argument in the Bay Area for scan-based as-built surveys. The former Benicia Arsenal, now the Benicia Industrial Park on the Carquinez Strait, still holds surviving arsenal-era stone and masonry buildings — prime adaptive-reuse candidates with a documentation problem to match their character. There are no original drawings to work from. The walls are stone and brick masonry, often several feet thick, with thicknesses that vary from base to top and from one bay to the next. Openings are arched, splayed, and irregular. Tape-and-disto measuring of a building like this produces a fiction; every assumption of parallel walls and consistent thickness is wrong. For thick-walled masonry, the section cuts are where scan data earns its keep. Wall thickness at any elevation, batter and lean, the true springline and profile of an arch, floor structure depths at openings — all of it is measurable from the E57 or RCP point cloud without scaffolding or destructive investigation. Structural engineers evaluating an arsenal building for a change of use get real numbers for their capacity assumptions, and architects get accurate interior volumes for space planning. One scan serves every discipline on the project.

Benicia's downtown deserves the same treatment: the 1840s grid — the city briefly served as state capital in 1853–54 — is among the oldest platted townsites in Northern California, and its commercial buildings share the no-drawings, irregular-geometry condition of the arsenal stock at a smaller scale.
