3D Scanning in El Dorado Hills, CA
We provide survey-grade 3D laser scanning across El Dorado Hills and western El Dorado County, the same county our Lotus office is in, delivering registered point clouds and scan-to-CAD drawings tied to project control.
3D Scanning in El Dorado Hills: Local Conditions
El Dorado Hills is not a city. It is an unincorporated community of 50,547 people (2020 census), so planning and building permits go through El Dorado County rather than a city hall. Its building stock is also younger than most of the foothills. Modern development began in the early 1960s, when developer Allan Lindsey started a master-planned community on a plan prepared by architect Victor Gruen, built around residential villages and open space. Since then the commercial side has grown up along Highway 50. The El Dorado Hills Town Center, just south of the freeway, is a mixed-use project on 100 acres planned for about one million square feet of buildings at completion. Retail and office space like that turns over tenants regularly, and each re-plan needs the shell as it stands: column grids, storefront openings, ceiling heights, and the work earlier tenants left behind.
South of the Town Center is the El Dorado Hills Business Park, described in a 1985 environmental filing as 884 acres at White Rock and Latrobe roads. The County is now reviewing the Gateway El Dorado Specific Plan, a mixed-use project on about 97.74 acres inside the park, roughly 1.3 miles south of Highway 50 and west of Latrobe Road. Office, flex, and light industrial buildings there need clear heights, column grids, and slab deviation and levelness maps before equipment or racking goes in. New buildings need construction verification: anchor bolts and structural steel checked to 1/8 inch from the scan, with total station check shots on any bolt group near tolerance. Off the flats, the ground rises fast toward Folsom Lake, and hillside homes, retaining walls, and cut slopes are where a scan and a topographic survey on the same control save a second site visit.
This is our own county. Primary control is GNSS, secondary control is carried with a Trimble S3 total station, and every Trimble X9 setup is tied to that network and processed in Trimble Business Center in US survey feet, with control held to 0.01 US survey feet relative to project control. You get a registered, cleaned point cloud (E57, LAS, or RCP), scan-to-CAD plans, sections, elevations, 3D linework, coded points, and a report stating the control basis, units, and accuracy achieved.
