Benicia's two signature districts are almost opposites, and we survey both. Downtown is the other Benicia. The 1840s grid — laid out when the town briefly served as the state capital in 1853–54 — is among the oldest plats in Northern California, with compact lots, historic structures, and grades that step down toward the strait. Additions, foundation work, and drainage improvements on these parcels need topographic mapping that respects tight tolerances between close-set buildings, and low-lying waterfront ground may fall within state-mapped liquefaction zones under the Seismic Hazards Mapping Act, where geotechnical studies rest on accurate surface elevations.
