The Tiburon Peninsula is a hard place to survey and an interesting one. Its spine is Franciscan Complex rock and serpentine, exposed on Ring Mountain and around Old St. Hilary's, and the residential lots climb that spine in narrow terraces with retaining walls, stairs, and driveways stacked above one another. Downtown sits on the old railroad ferry terminal ground at the point, where fill, shoreline, and tideland questions enter the boundary picture. Belvedere is steeper still: an island joined to the peninsula by low ground, subdivided in the 1890s along lanes barely wide enough for a car, with the Belvedere Lagoon community built on reclaimed ground behind it. Lot lines here were drawn on paper across terrain nobody had walked, and a century of walls and decks has since blurred them.

That combination makes retracement the core of the work: recovering surviving monuments on slopes and in rights-of-way, reconciling old subdivision maps with modern records, and filing a Record of Survey with Marin County when the resolution warrants it. Because almost every project here is view driven, the topographic and existing-building data has to be exact enough for height, daylight, and view analysis. Our terrestrial laser scanner captures the slope, every wall face and stair, the existing house, and neighboring rooflines and eaves in a single visit, so ridge and eave heights are measured rather than estimated and the design team can pull any additional dimension from the cloud later. We deliver contours, a ground model, a layered DWG base map, and scan-to-CAD elevations alongside the registered point cloud.
